Laveen home values have been on the rise! I like to keep track of the values of homes over all. Of course anyone not living under a rock saw that prices plummeted in previous years, but that values for the past year have been on the rise. Some of the increase of values, big increase, can likely be attributed to the low inventory we are experiencing. Many buyers under the $200,000 range are finding themselves competing against several others offers when bidding for a home. So, if a buyer wants to get into a house, they may likely have to bid over asking price to get into the home.

What are the average home values right now in Laveen?

As of this week September 9, 2013 the average home price in Laveen is about $174,734. This is about $86 a square foot. What is amazing is the huge increase in values since the start of the year, about 20% in the Laveen area.  Inventory has been growing over the last several months as well.  Laveen homes on the market have increased from about 90 active homes in January, to 145 as of today.  This could spell good news for buyers as inventory is growing.  On the down side for buyers, interest rates have gone up a bit as well as prices.  This translates into less purchase power for many than just six months ago.

Remax has been my brokerage of choice since 2010.  It is where I have hung my real estate license since leaving Keller Willaims Lifestyle realty in 2010.  As a realtor specializing in the South Mountain and Laveen area I wanted to remain at a local office.  Remax had a great local presence so the choice was easy.

Chosing to be a Remax realtor was actually pretty easy.  For one I wanted to associate myself with a professional entity.  Remax has been a global presence for about 4 decades.  Remax also has a great presence in the Valley of the Sun.  I also wanted a company that can offer tools to help in my job.  Remax offers plenty of tools to help in your every day business.  They have tools that help make flyers, postcards, e-mail templates, database management and plenty more.  Lastly I want a good broker, and Remax had a broker on hand with over 20 years experience.

Working at Remax the last 3 years has also exposed me a lot to new situations to benefit my buyers and sellers.  We all know that the real estate market over the last five years has been bad.  The values of homes in the valley went down in many areas by half.  As a Remax agent I helped many home owners that faced financial difficulties by assisting with a short sale.  As a Remax agent I completed easily over 50 short sales.  These short sales were a needed at the time.  Many home owners could no longer afford payments and short sales allowed an exit strategy.  As a Remax agent, I also listed and sold many bank owned homes (REO).  My brokerage listed Freddie Mac, Hud, Bank of America and other bank foreclosed homes.  This again was a result of the bad economic times.  The take away from having worked short sales and bank owned homes, is the ability to better help my clients.

Over the last several years as a Remax agent we did a lot of volume.  As an Remax agent I sold over 50 homes a year since 2010.  Several of the home were bank owned homes, but many were also short sales and traditional.  An average real estate agent in the US only sells 7 homes a year.  That is less than 1 a month!  As a remax agent the last several years I developed process to help stream line the process of helping both buyers and sellers.  Helping buyers secure a home faster.  Helping sellers get top dollar for their home in the quickest time possible.  Knowing what strategy to use to get what was needed.  These are all things that benefit my clients, and I can share because of the experience learned and earned.

Currently I work with HomeSmart Realty, which is one of the LARGEST brokerages in the Valley of the Sun.  Homesmart actually sells more homes in the valley than any other brokerage.  While I’m no longer with Remax or Keller Willaims, the 11 plus years in real estate and knowledge gained are what I’d like to bring to the table to help buyers and sellers in my area.

There are many places on can go to find what homes are for sale in both the South Mountain or South Phoenix.  Yet, it takes a very specific search and knowledge of the real estate market to know which are the better deals.  Currently we live in the age of technology, and that technology has made the access to information very easy.  Problem is with access to so much information and so many people adding information to the web, how is one to know which information to look at.  When it comes to real estate, one needs to make sure to work with someone with access to the source.  Now as to real estate in the area of south phoenix and South Mountain, the best source of information comes from the multiple listing service – the mls.  Problem is that while many companies and websites give you access to the information on the mls, it is generally just the basic homes for sale.  No other information such as average sales prices in an area, or which are the better deal.

In all fairness, it is pretty difficult to know which are the better deals in any other.  It takes time and it takes effort to put together a method to determine which are the better deals in an area.  I both live and work in the South Phoenix area, and as a realtor who has worked in the area since 2004, I know the real estate market.  I also I’m pretty good at understanding how to maximize the benefit of the mls for myself and my clients.  The link above for the list of best deals in South PHoenix South Mountain, is designed to give you the best deals based on dollar a square foot.  We can get more in depth depending on what your looking for, but as a simple search, there it is.

I’ve lived in Laveen Az now for over ten years, and one of the regrets I had in the area was lack of places to eat out. I also work in Laveen Az as a realtor, so I like having choices. I moved to Laveen Az in 2001, when most of what is 51st ave and Baseline was fields and land used by a dairy. There was no Frys grocery store, La Fitness or anything else commercial on the 51st and baseline intersection. As a matter of fact, my wife and I had to travel outside of Laveen Az to find anywhere to dine.

I should mention that dining to me is anyplace I like, that I can sit and enjoy a meal. That being said, it does not have to meet any kind of 5 star establishments, but preferably good food at a decent price. So I was happy when Laveen Az started seeing some commercial growth back in early to mid 2000’s. Granted McDonalds was the first place to open, but at least we ended up with other alternatives later like Native New Yorker, Applebee’s, Panda Express and other quick food places.

This last week we have a hew choice for eating out, Wing Stop!! The new Laveen Az wing stop is located at the North West corner of 51st ave and baseline rd. It has an area to dine in with some HD TV’s, and offers beer. Here’s to the new place, cheers.

There are several places one can look for bargain homes in the Phoenix and Laveen market. The real question I think most buyers need to ask is what their goal is as well as the type of buyer they are. From my perspective buying a bargain home can describe several types of buyers, for example investor, owner occupants, first time homebuyers or even 2nd home buyers. It is important to know what type of buyer you are so that as a realtor I know how to best help in the search.

For purposes of this particular blog, the focus will be on bargains for owner occupants or first time buyers.

Where can one find bargains and deals for owner occupants in today’s market? The real estate market currently in Phoenix, South Phoenix and Laveen is an appreciating market, with a low inventory of homes. Many properties are seeing multiple offers and many selling for over asking price. Lots of times these homes are being sold to cash investors, so how can you compete? Well, how about we take them out of the equation altogether.

If one did not have to compete with cash investors for the purchase of a property, wouldn’t that make your purchase easier? There are several places one can look for homes that investors are not allowed to purchase, allowing for owner occupant offers only. Currently there are at least three places one can buy, giving owner occupants a better shot at some of these home deals.

 

One place you can look is Freddie Mac owned homes. You can have a realtor set up a search specifically for homes listed/being sold that are part of the Freddie Mac portfolio. These homes allow only for owner occupants to purchase them for the first 15 days on the market. Freddie Mac ends up with homes all across the valley including Laveen, South Phoenix and other Phoenix metro areas.

Another entity that you can consider buying from is Fannie Mae. Fannie Mae, much like Freddie Mac only allows for owner occupants on most their homes for the first 15 days on the market. Again, this is a great place to look for homes where there will not be investor competition, and you can find a REO deal.

Lastly, you can look at HUD homes. HUD homes are properties that have reverted back to the department of Housing and Urban Development (HUD), that they list and sell as bank owned properties. There are many great deals one can find that are HUD owned homes, and again no investor competition. HUD homes generally don’t allow for investor offers until property has been on market for 30 days.

It is HOT!!! What to do in and Around Laveen

Laveen AZ – One of the things my kids and I enjoy doing in the summer is visiting our local Humane Society. Local chapter is the Nina Mason Campus for Compassion, located just east of Dobbins and 19th avenue intersection. This beautifully designed campus offers many things, including air conditioned viewing areas for all pets, which for the summer is critical. You have the cat viewing area, which showcases several cats ready for adoption. While viewing them is easy and one can clearly find a favorite, you can also decide to go into one of the pet visiting areas to further acquaint yourself to the cat/s. Also there is a neat little area for the small animals like rabbits, guineas, rodents…….etc. Lastly, there are the dog kennels, through which you can walk and visit the several dogs on site. One can spend plenty of time visiting with the many animals, and hopefully you’ll make such good friends with the locals, you may take someone home. Adoption process is pretty easy and can be seen at http://www.azhumane.org/adopt-a-pet/how-it-works/ . Fees vary, but are very affordable.

It is a great way to spend a hot summer day in the Laveen area. Beyond that, you may find a treasure you can take home, and better yet offer someone a home.

New Luxury Celebrity Home on Market

Now I know you don’t usually go searching a Laveen Az blog for information on Luxury properties for sale in Miami. Yet, I find it interesting to know what is happening in other areas as well. This week it turns out that the Columbian artist known as Shakira has placed her home on the market. Home is a 6672 square foot water front home in Miami. Luxury Home in South Phoenix

Definition for luxury can vary from one area to another, so what is a Luxury home in South Phoenix. In some areas of Phoenix, a home would not be considered a luxury home unless it was priced over $800,000. Maybe home must have over 3000 square feet, triple pane windows, marble flooring, wine cellar, pool hall, large pool, and maybe even a lazy river. For this post, I’m defining luxury in my South Phoenix and Laveen area, as the top 10% of home sales in the last 12 months. The South Phoenix and Laveen area saw a combined number of home sales of 2,395 homes, and the top 10% would be about 240 homes. Looking at the top 10% of the home sales in the area, we have a bottom price of $220,000. While by many standards this would not be considered a luxury price, this is the bottom of the higher price range of sales in the South Phoenix and Laveen real estate market.

Values for larger homes, semi custom homes and horse properties have been on the rise. Our highest recent sale is from a gated community called Talasera which has stellar City of Phoenix views. Sales price for this home was $168 dollars a square foot, or $685,000. This now will become the new comparable for other future listings and possible sales in the area.

Why would anyone want to buy a higher end Luxury home in South Phoenix or Laveen? The biggest reason really should be return on investment, or what you get for your money. One could buy a gated community single family home, on about 1/3 of an acre, with city views and over 3500 square feet, and bordering a preserve. Where else can you find such great value? You can also find semi custom horse property on acreage ranging in price from the low $200,000 to as high $750,000. So if you’re looking for a great value, South Phoenix and Laveen luxury market can give it to you.

South Phoenix home values, like Laveen have also been going up. The home values in South Phoenix 85041 zip code are currently averaging about $143,362. The home values in South Phoenix zip 85042 are higher average of about $173008. Much like Laveen, South Phoenix has also seen a large increase in value from the start of this calendar year.
