What to we look at with home values 2018? 

Well, we will be looking at the market activity by paying attention to a couple of key items which help us monitor the real estate market:

  1. Homes for sale
  2. Homes under contract
  3. Homes sold in last 30 days

In addition we will discuss the type of market, and if values appear to be appreciating, holding, or possibly depreciating.  As home home owner/seller or even buyer these are all important to know.

Most recent update for our area of South Phoenix and the current real estate market and trends:

268 properties for sale

195 properties under contract

135 properties sold in last 30 days

1.98 months of inventory

58 days average time to sell

$227,631 was average sale price

$125 was average $/sq ft

Commentary – We saw a slight slow down over the last 30 days in the number of closings.  This is usually the case during the holidays, and is very likely the reason we saw an increase in inventory.  Chances are, we will see it level back out as number of sales increase coming out of the holiday season.    Overall prices have been slowly appreciating, and all indicators show that trend should continue.

1.66 months current inventory

$129.26 was average $/sq ft

$224,444 was average sale price

50 was average time to sell

Commentary – Property values continue to hold with slow appreciation.  We did see values increase over the course of the last year.  Currently inventory is still under 3 months, so inventory remains low and this continues to benefit sellers.  Still great time to sell if you are considering.

Commentary – I don’t recall writing an update, so early in the year (1 day), and as of today “0” homes have sold in the South Phoenix and Laveen area to date.  No worries, I’m sure we will have several by Friday.

We start the year, much as we left off, which is with a low level of inventory.  The seller market continues for the time being.

Good time to sell?  Yes it is.

By David Baker – Things sellers should consider if sellling in South Phoenix, South Mountain or Laveen.

Price

Likely the single biggest mistake home sellers in our area make, is to set a too high list price. A list price suited both to the home and to the market conditions will likely attract more buyers, increasing the likelihood that you’ll get a higher price in the end.

Staging the Home

Sellers houses that are not at their best are another source of lost profit. Act on good advice you are given about cosmetic changes and minor repairs.  Small cosmetic changes that are cost effective can make a large impact on first impressions from buyers.

A sellers home that shows clean, tidy and sweet-smelling goes without saying.

  • Sellers should allow for viewing hours for the greatest accessibility to buyers. In a competitive market, people can easily go elsewhere and fall in love with another house.
  • Home sellers should not be home during the showings. Prospective buyers feel more comfortable raising concerns and poking about when the current owners are not present.
  • Home sellers should remove as many personal items as possible. The things that mark the house as yours interfere with the buyers’ abilities to imagine it as theirs.

 

Other Considerations

Sellers should sell before you buying to avoid loss of negotiating position at both ends. Plan for the move early, and pack as much as you can as soon as possible.

Living in Laveen AZ – Why choose Laveen Az as a place to call Home?

Laveen AZ is a community in Maricopa County, Arizona, United States, approximately eight miles southwest of Downtown Phoenix between South Mountain and the confluence of the Gila and Salt rivers.  The Laveen AZ area is a great community that offers a wide array of options for the home buyer.  It is only 25 minutes drive from down town Phoenix.  Here you can choose to live on horse property, gated community, golf course home, city view home, mountain view home or more.

Laveen AZ offers a lot of activities for the outdoor enthusiast.  One of the best things close to Laveen is the South Mountain preserve, which is over 16,000 acres of pristine desert land.  Inside there are miles of trails that one could hike and explore.  Also, there are many trails for the mountain biker to enjoy, from easy to extreme.  On some hikes I’ve witnessed some extreme mountain bikers coming down some steep trails jumping heights on a bike that I would NEVER try.  This is stated, just to show how much COOL stuff Laveen has to offer.  Also inside the preserves are miles of single lane paved roads for road bikers to enjoy, and a lot is closed to motorized traffic.  One favorite area for the bikers is the steep climb leading up to the Radio Towers lighting up the South Phoenix sky line.  Good work outs are there for you.

Like being in the outdoors but not in an athletic way?  Fear not, the Laveen area has a couple of great areas for birders and nature watching as well.  Two to consider would be the Rio Salado Parkway which can be accessed at 7th Ave, Central Ave and 7th Street, all at the Rio Salado crossing.  The central Ave area also is home to the local Audubon society and has plenty of trails to enjoy.

Laveen AZ is also well known to be a rural community.  Any weekend of the year you can find locals riding horses in and around the area.  For those who’d like to enjoy a horseback ride, but not have to deal with owner ship, there is the local riding stable situated at the Central Ave entry to the South Mountain Preserve.

So many things Laveen AZ offers, that is why I love to live here and work here.  I’ve been a full time realtor for about 10 years, specializing in the South Mountain and Laveen area.  Having also sold many homes over the last several years all over the valley, I can truly say the Laveen area is a best kept secret.

Selling your South Phoenix Laveen home – Dealing with Multiple Offers

How to Handle Multiple Offer Situations

When selling your South Phoenix or Laveen Az home, having more than one offer to consider is a great position to be in. However, there are some rules of thumb for handling the sale of your property in a multiple-offer situation.

The most important is to evaluate every offer for its details – not just the price. Study all conditions and investigate thoroughly the strength of each offer. Just because the buyer has agreed to pay a certain amount for your home doesn’t necessarily mean he or she is capable of bringing about a successful closing.

Evaluate their pre-approval letter as well as the lender itself. You should be particularly suspicious of all-cash offers. What’s too good to be true, often is.

In evaluating offers, your listing agent will prove an invaluable support. He or she will do the legwork required to consider each offer and check out the buyers and buyer agents. Do ask your agent for input and opinions. However, in the final analysis of the sale of your South Phoenix or Laveen home, you are the decision-maker.

Negotiations are particularly difficult in multiple offer situations – not so much for the seller, but for the buyers. Hopefully, you and your listing agent will treat offers with respect. The seller pretty much dictates the way offers are presented, and making buyers jump through hoops – especially if their offer comes in well below the others – won’t benefit anyone. Let them know there are several better offers, so if they can’t increase theirs, they can exit gracefully.

Phoenix Real Estate Values – October 16, 2013

Here we are October 2013, real estate values and the market have begun to shift.  For many home buyers and sellers in the Phoenix Real Estate market, you are going to start seeing these changes.  Buyers, this change will be a welcome change, as we now are in what we call a buyer’s market.  What does this mean?

Phoenix real estate is now in a buyer’s market.  My definition, less than 25% of the homes currently on the market get absorbed on a monthly basis.  Others may define a buyer’s market as inventory of over 3 month’s time, which of course we are at; currently we stand at 3.64 months inventory.  From my tracking of the market, this appears to be growing and who knows where it will stop.  I’ve noticed growth of inventory for a while, but more since July.  The Phoenix MLS has been adding a minimum of 500 new listings to the already existing inventory every 7 days.  Since this April, the number of active properties on the MLS has increased by 7000 units up to 22,000.  Good news for buyers as the days of competing with multiple offers has all but disappeared (depending on price range).  You may start seeing more options as well.

Sellers.  With the shift in the market, your strategy for selling will need to be well thought out.  Be sure to consider what is going on in the Real Estate market, as well as considering your home value and list price.

Home Selling Tips

Listed below are some home selling tips:

Curb appeal is vital if to selling your home quickly and for a good price. To create that enticing look, you don’t necessarily have to undertake extensive landscaping or major fixes to the exterior of the building. Instead, you could just concentrate on the entrance to your house.

Lead them in

You want to do everything you can to lead your guests (and potential buyers) into your home. Make it clear where the entrance is by emphasizing it, using some of the techniques in this article.

Accessorize

Make sure all your door hardware (the door knocker, handle and hinges) are new or look new. You can buy matching hardware cheaply. Alternatively, give what you already have a good polish. Invest in a new house number and mailbox that complement the rest of your hardware.

The door

Make sure the door looks bright and fresh. Paint it to match the rest of the trim on your house and keep it clean of dirty rain splashes.

Steps and railings

If there are steps up to your home, make sure they are well kept and safe. Check metal railings for rust and make sure they stay firm when visitors hold them.

Plants

Use containers or hanging baskets to mark the way to your home. They are easy to maintain and provide a splash of color. Try placing one container or basket on either side of the door to frame the entrance.

Lighting

Consider adding attractive lights to emphasize the entrance and make it more attractive at night.

Add a chair

If you have space, place an attractive chair near the entrance. It gives the impression your home provides a relaxing place to sit and rest.

Don’t forget a welcome mat

As a finishing touch, put a new mat outside the door.

Laveen Az Values – Values of homes in Laveen Az for September 2013

Laveen home values have been on the rise! I like to keep track of the values of homes over all. Of course anyone not living under a rock saw that prices plummeted in previous years, but that values for the past year have been on the rise. Some of the increase of values, big increase, can likely be attributed to the low inventory we are experiencing. Many buyers under the $200,000 range are finding themselves competing against several others offers when bidding for a home. So, if a buyer wants to get into a house, they may likely have to bid over asking price to get into the home.

What are the average home values right now in Laveen?

As of this week September 9, 2013 the average home price in Laveen is about $174,734. This is about $86 a square foot. What is amazing is the huge increase in values since the start of the year, about 20% in the Laveen area.  Inventory has been growing over the last several months as well.  Laveen homes on the market have increased from about 90 active homes in January, to 145 as of today.  This could spell good news for buyers as inventory is growing.  On the down side for buyers, interest rates have gone up a bit as well as prices.  This translates into less purchase power for many than just six months ago.

Even though at date of this blog post inventory in the Laveen and South Phoenix area is low, there are still homes that will sit on the market. This area with its low inventory is in what we realtors call a seller’s market. Many properties will notice this when they receive many home showings and multiple offers on their property. Yet, even with Laveen and South Phoenix being in a seller’s market, it is important for home owners to know some costly mistakes to avoid.
1. Why are you selling your home? Reasons behind your decision to sell your home can affect the home sell itself. What is most important to you in the home sell: is it to net the highest dollar amount possible, or is it to sell the home for the most in the quickest time possible. It is important to know why you are selling your home, and to keep that in mind throughout the process.
2. Make sure you Study before you decide on price. It is important to make sure that you price your home correctly. Many buyers will generally look at 15 to 20 homes before they decide on buying, and they will gain an understanding of value for the market. Your home will be compared to those others homes, so how will it rank. Not ranking favorably can lead to longer times on market, which in turn leads buyers to believe there may be something wrong with the home.
