What to we look at with home values 2019? 

Well, we will be looking at the market activity by paying attention to a couple of key items which help us monitor the real estate market:

  3. Homes sold in last 30 days

In addition we will discuss the type of market, and if values appear to be appreciating, holding, or possibly depreciating.  As home home owner/seller or even buyer these are all important to know.

Comments – Not much change, the market still favors sellers with the low level of inventory.  We are seeing highest prices in over 10 years, which means GREAT time to sell if considering.  As a buyer, interest rates are great, so good time to buy as well.  There are also some great DPA programs (down payment assistance) which is also great for first time buyers, helping with down payment or even closing costs.

Comments – Still a seller market, and a great time to sell.  We are still experiencing a seller market, and it does not seem to be changing yet.

Comments –  We do continue to be in a seller market, which is the IDEAL time to sell if you are ready.  Especially today, when we have seen home values appreciate since 2013.  Will this continue?  Truth is, change is inevitable and the continued double digit increases are not likely.  This is evident by the slow down from 2018 to 2019 in appreciation to 7%, first time since 2013 it has been under double digits.  With volatility in the economy a slow down is very possible.

Comments

It continues to be a seller market, and as such it is a great time to sell.  Inventory continues low, and with low interest rates buyers are still buying, which is GOOD.  Values have been appreciating for years now, and generally at double digit increases.  This year however, it seems we have slowed, so  we need to keep that in mind.  With all the political volatility and trade wars, it could have an effect on the economy and as such also on housing.  Time will tell on that one.

Comments – With .84 months inventory, we continue with a VERY LOW level of homes on the market.  This is the perfect time for sellers to sell, when competition is low and values are at the highest level they’ve been in 8 plus years.

Comments – Seller market continues, and homes are selling relatively quickly.  I will say though, that appreciation continues, but it is doing so slower than in recent years.

Comments – It is a great time to sell, with a market that truly favors sellers.  With the current low level of inventory, many sellers face little to NO competition from other homes on the market in their area.  Also, with home values being the highest in over 10 years, it further encourages home owners that have been considering to get off the fence and sell now, while the time to sell is good.

Comments – Laveen has seen the inventory dip/decrease just a bit.  Much of this could be due to less homes on the market, and less homes coming to market, which in turn has created a low inventory.  While we do see some fluctuation of $/sq ft and average sales price, I’d say values are steady with slow appreciation.  We did see about a 7% increase from this time last year, but that is less than the previous years and their double digit years.  My thought, is that the appreciation increases are slowing to more sustainable levels.  We may see the next year at 5% or even 4%.

Comments – Average time to sell, and even average $/sq foot has been pretty steady.  Values over all, with some slight fluctuation, have been pretty steady.  While values have appreciated since 2013, the rate of appreciation has slowed – so far this year we are 6% give or take.  Could this mean market is slowing?  For now, things indicated continued seller market, and that trend has been in the works for over 2 years.

Comments – WOW!, we have a real low number of active homes for sale.  We have decreased from 140 in February to just 59 today!  So, sellers have little competition to sell at this time.  Buyers on the other hand, you will have to compete for homes a bit, especially at the lower price ranges.

Comments – The short comment is this – IT IS A GREAT TIME TO SELL IN LAVEEN!!!  We have a low level of inventory, home values are the highest they’ve been in over 9 years!  If considering selling, this really is a great time to do so.

Comments – Low level of inventory continues in the Laveen real estate market, with less than 1 month inventory.  This continues to be a great time to sell, as sellers have less competition.  On the buying, side, especially at the lower price ranges buyers are having to compete a little for acquiring a Laveen area home.

Comments- No real change in the market.  Inventory remains low, and the real estate market favors sellers.  On average though, homes are selling for 1% below list price.  So price it right, and you are likely to sell.

Comments – While we see some fluctuation from week to week, over all the market has been very consistent over the last 2 plus years.  We continue in a seller market and with low level of inventory.  Homes values have risen since 2013, and we see continued but slower appreciation at this time.  Still a great time to sell.

Comments – The inventory levels in Laveen real estate at this time remain low, making it a continued seller market.  This is 2nd week we have been under 1 month supply, and the first 2 times in over 2 years.  Translation, this is currently the LOWEST level of inventory for single family homes we have had in over 2 years. If considering selling, this is a GREAT time because of less competition by other sellers.

Comments – Not really much to add, other than what has been stated now for over 2 years, the market is a seller market.  Values holding, and looking like appreciation has slown, though inventory in Laveen has dipped under 1 month for first time in years.  Inventory is real low in Laveen, even compared to recent 3 years!  GREAT TIME to sell as there is less choices.

Comments – The seller market continues, but I will say for the South Phoenix area, it seems that appreciation has been slowing.  While we have seen double digits for last several years, at this time I only see about 5% increase from last year at this time.

Comments – Not much change, the low inventory and seller market continues which makes it a great time to sell.  Of note, the interest rates increased this weekend, and as we go into spring/summer we will have to see if this will slow the market.  Keep in mind, we have been in a seller market and values have appreciated since 2013.  Can it and will it continue?

Comments – Over all no real change.  Market is one of low inventory, and homes are turning over (selling) pretty quickly.  This continues to be a good time to sell, as there is less choices for buyers, and less competition for sellers.  Also, values have stabilized (leveled) a bit from years past.  While we are seeing some appreciation, we have some national signs that values could stall a bit.  We will see what happens.

Comments – Not much change……..in 2 years plus now.  Inventory is low, home priced well (and some not so well) are selling pretty quick.  Values have slowed a bit, which is good – as we have had 5 plus years of double digit appreciation.  Last time I checked, double digit appreciation will NOT go unchanged forever, and I think that shift is near.

Comments – Seller market continues in Laveen and home values are continuing a slow appreciation.  Nationally the last year saw a slow down of sales (same for Phoenix in terms of units), also national did see a slow down in home appreciation from 5.7% to 5.0%.  Still great time to buy (low interest rates) and also great time to sell.

Comments – On a national level we are seeing appreciation and home values slowing, and inventory is showing a trend toward increasing.  Locally, we have seen that inventory remains low and favors sellers.  Inventory in Laveen is the highest today that it has been in over a year, and number of sales vs same time last year is down.  We could see a growing inventory should this trend continue.

At this time, market still favors sellers, which makes it a great time to sell.

Comments – Really, biggest take away is that the market is a seller market and if considering selling, YES it is a great time to sell.  With low inventory, less competition.  I would recommend having a realtor (me David Baker) come out and give you a market analysis for your home, because real estate is niche specific.  This short article is regarding Laveen (the entire zip code), and information for your property type could be specific and different then the zip.  As an example, horse property, commercial, land or other.

Comments – Seller market continues, and we don’t really see much change occurring in the real estate market at this time.  On a national level, indicators are that there may be a shift as National home sales have dropped 2017 to 2018 with projections of further drop in 2019.  This may be due in large part to a lower level of inventory and higher interest rates.  Regardless, IN OUR AREA – it is a great time to sell as there is a shortage of inventory, and many buyers looking to buy Laveen homes!

Comments – Interestingly, we do have a higher inventory this year vs last year.  We have more properties for sale, and less have sold over the last 30 days vs this time last year.  Actually we have about 30 more for sale, and have sold about 10 less than this time last year.  Reason could be higher home values, higher interest rates, or a combination of both which could have an affect on buyers purchase ability.  Also, homes that are selling at this time, are doing so in less time than last year.  My take away there is that homes that ARE selling are priced right, if not they sit on market .
