What to we look at with home values 2018? 

Well, we will be looking at the market activity by paying attention to a couple of key items which help us monitor the real estate market:

  1. Homes for sale
  2. Homes under contract
  3. Homes sold in last 30 days

In addition we will discuss the type of market, and if values appear to be appreciating, holding, or possibly depreciating.  As home home owner/seller or even buyer these are all important to know.

Comments – Still a seller market, though inventory has been fluctuating a bit and seeming to be going up.

Comments – Inventory in Laveen real estate still remains in the seller market.  Thus, it continues to be a great time sell.  Keep an eye on inventory though, to this point it has been slowly growing and the trend appears to continue.  Talk around my real estate circles is that there is a shift coming.

Comments – Still a seller market, and still a great time to SELL.  While inventory is growing, we continue to be in a seller market.  As we go into the Holiday and Christmas season, many wonder if it is a good time to sell during the holiday?  I have found, after 14 years in the business, that homes ALWAYS are selling.  While the number of sales goes down, also to does the number of “not serious buyers”.  In essence, you really get SERIOUS buyers only looking, because they generally MUST buy a home.  Short answer – if considering selling your home, it is still a good time to sell even during the holidays.

Still a great time to sell in the Laveen area.  That is the answer to the question “is it a good time to sell my Laveen home?”, yes.  Values have gone up for 5 plus years at this point, and equity is back into homes.  Great time to move up, buy a bigger home and still take advantage of still low interest rates.

November 20th, 2018

While most sellers are thinking it is a great time to sell ( and yes it is), that does not mean all homes are selling.  There are 124 properties for sale in Laveen, yet only 73 sold last month.  This means of course that 51 homes did NOT sell.  Most times, they are not selling because of bad marketing, bad pricing or bad condition.

Knowledge is power, so if considering sell ARM yourself with knowledge.  Currently market is in favor of sellers, with 1.69 months inventory.

Comments

Laveen continues in a seller market, though inventory has been growing slowly.  Values continue pretty stable, with about a 9% appreciation since last year.  This is pretty high, and not sure that trend can be sustained – keep in mind values have been rising since 2013 (5 years at this point), and if inventory continues to grow we are likely to see values level off.

Comments – We continue to be in a seller market, and values are holding steady.  For now, still a great time to sell.

$123.87 was average $/sq ft

$264,542 was average sale price

Comments – Seller market continues, though we have continued to see inventory grow for the last several months.  Is this a good time to sell?  Yes, it is, values are at a 5 year high, and inventory is such that it favors sellers.

Comments – Still a seller market, and low level of inventory, though we are the highest level of inventory since February.  At this point seems inventory has been growing in a weekly capacity.  We will see what happens, and whether it will eventually grow to the point we are in a buyer market – time will tell.

Bottom line – it is currently still a great time to sell.

Comments- Still a great time to sell.  Inventory is up from earlier in the year, but we are still in a market that favors sellers.

September 24th 2018

Below are the latest real estate numbers and stats for Laveen Arizona:

$119.71 was average $/sq ft

44 was time needed to sell

Comments – Weeks, and now months at this point of inventory rising.  Values have been relatively steady, but if inventory continues to rise we may see home values begin to stagnate a bit.  With more inventory buyers will have more choices, and thus sellers may have to compete more for those buyers.  At this point, lower price point is selling pretty quick – while Laveen homes over $400,000 are taking almost 2x as much time or more.

Comments – Much like the rest of South Phoenix, the inventory is that of a seller market.  Yet, while it is a seller market, we are seeing the inventory level grow a bit.  Today, the level of inventory is the highest it has been since February of 2018.  Should this continue, we could see the market inventory grow, and possibly stagnate.  Will this happen?  Time will tell.

Comments – Sellers market, good time to sell.  Not much else to say, it has been the same for over a year at this point.

Comments – While there really has not been much change, the over all market feels like it is beginning to prepare for a shift.  Some properties that would have recently sold quick, are sitting on market longer.  Calls have slowed down, and inventory has gone up a smidgen.  Course, only time will tell, but there are many indicators and people saying a change is a coming.

Values are still steady, and it currently is still a great time to sell.

Comments – Really not much change from many of my previous entries.  While it feels like a shift is coming, the numbers show that we continue in a seller market, with low inventory and values which have slowly been appreciating for over a year.

Why do I say a shift may be coming?  Well it boils down to having interest rates going up, home values having gone up for 5 plus years, and this of course affects affordability.  In addition, while un-employment is down, there has been no significant increase in pay for 90% of the population.  In essence, it is not sustainable!  Time will tell, but as of now the market shows stability.

Comments – No real change in the market.  Inventory continues low, and this means it is still a great time to sell in Laveen Az.  Also over all, values are holding steady.  Sure slight appreciation, but over all a good steady and healthy appreciation.

Comments – Seller market continues, and average time to sell continues low.  Translation is basically this is a great time to sell.  We have seen over 5 years of appreciation, and values are at the highest they have been in about 10 years.

Now though, it is a great time to sell.  Inventory is low (less competition) and values are at their highest in the last 10 years!

Comments – It continues to be a great time to sell a property in Laveen Arizona, with the real estate market still favoring sellers/homeowners.  On average, homes have been selling quickly, if they are priced at market value.  Values continue to hold and have seen appreciation.

While there is not much change, it is interesting to see the seasonal increase in properties going under contract, which will also lead to more closings on a monthly basis, which is normal in the summer months.  Again – great time to sell if considering.

Comments – At 1.16 months, we are still having low inventory and puts in in a seller market.  Values have gone up over the course of last 5 years, and for now that trend continues.  Interest rates have been going up, and with values having gone up as well the market of home buyers that can afford homes is starting to go down.  Will this affect the market?  Time will tell.  For now, great time to sell.

Commentary – We did see a little increase in active properties for sale, and a small decrease in closings, and properties under contract remain stable.  This all translates into a small increase of inventory.  FEAR not sellers, we are still in a seller market and it remains a great time to sell.

Comments – Great time to sell, we are in the busier season and values are up about 9% from this time last year.  Price your home right, and it will likely sell.  Lower price point are selling real fast, once over $300,000 days on market does go up, but they are selling too.

45% less active listings at this time compared to last year this time

6% increase in values from this time last year

Translation – this is a great time to sell.  Inventory remains low, and values have been increasing steadily for 5 years.  Will this change………..no one really knows, but one constant in life is CHANGE.  One can’t time the market, but it is a good time to sell.

Commentary – With 1.5 months inventory, we still continue on in a seller market.  Homes that are priced right are selling relatively quickly.  We also have seen values going up, nice slow and steady.  Still a great time to sell.

Comments – Well, this is the lowest number of “active” listings for sale in Laveen in some time.  This of course is leading to a lower level of inventory.  Keeping in mind our number of homes under contract has also increased, which will translate to more closings in the next 30 days as well.  This makes sense as we are picking up as is seasonally the case in Spring and Summer.

Commentary – We are showing a little higher than expected avg/sq ft as well as average sold, and it is because we had a higher than usual sale in last 30 days.  That will likely come down in next 15 days or so.  Homes still selling relatively fast, and seller market continues.  No indication in numbers/stats that we any change coming.  I fore see for now, continued seller market with low inventory.

Commentary –

Buyers – Great time to buy……….matter a fact you should get of the fence and purchase before interest rates begin to go up.

Sellers – Values have been on the rise since January 2013, that is over 4 years at this point.  Inventory is low, and this makes it a great time to sell, as buyers have a few less choices.

Commentary – First, I find it interesting that we have had a slow start to closings for the year.  I do think this is likely to change, and when we do have more closings in next 30 days, you will likely see that inventory level will decrease.  At this time, based on today’s stats we are in a buyers market!  Though, this is likely a very rare look at the market TODAY, and I do not think it is a true indicator of the market.  We currently have 111 homes under contract, and chances are most will close in next 30-45 days.  When this happens we will likely see the seller market continue as it has, which is a seller market.

In short, great time to sell.

Buyers, buy soon as interest rates are going up.

Commentary – Not really much change in the Laveen real estate market as we end the 1st month of 2018.  Inventory remains low, which means we continue in a seller market.  We did see a little reduction in the average dollar a square foot for sales in the last 30 days, but we will see if that trend continues.  Overall, values are steady, and showing slow appreciation.

The most recent numbers for the Laveen real estate market follow:

109 active properties for sale

101 properties under contract

45 properties sold in last 30 days

2.42 months current inventory

$111.42 was average $/sq foot

$237,803 was average sale price

70 was average days on market

Commentary – This was the lowest number of sales within a 30 day period, going back over a year.  This is generally the case, when we come into the holiday season, but last year we saw an anomoly when over 90 homes sold in the Holiday season.  This likely, due to the interest rates being hiked by the federal reserve.  As a result, we do have little higher inventory level at this time, but the market still favors the sellers.

If looking to sell your property, it is a great time to sell.  Keep track of averages, so you know to plan accordingly.

118 properties for sale

77 properties under contract

55 properties sold last 30 days

2.14 is current Laveen inventory

$112.89 was average $/sq ft

$243,310 was average sale price

72 was average time to sell

Commentary – Inventory remains low, and this means it continues to be a good time to sell.  Especially if your homes value is about the average for the area, if above time to sell can be longer.  Values, they also have been going up slow and steady.

January 2nd, 2018  – Happy New Year

Find below information on how we are currently positioned, and how we are closing out the year as far as Laveen real estate homes, properties and values:

110 properties available for sale

75 properties under contract

55 properties sold in last 30 days

2 is current inventory level

$111.64 was average dollar a square foot for sold properties

$239,039 was the average sale price for homes sold

67 was average days to sell

Commentary – I don’t recall writing an update, so early in the year (1 day), and as of today “0” homes have sold in the South Phoenix and Laveen area to date.  No worries, I’m sure we will have several by Friday.

We start the year, much as we left off, which is with a low level of inventory.  The seller market continues for the time being.  Values ended about 9% above the same time last year (Dec 16 vs. Dec 17), which is great for home owners/sellers.  We have seen pretty stable and consistent appreciation for the year.  To date, I have not seen anything in the numbers to indicate a change.

Good time to sell?  Yes it is.
