What to we look at with home values?
Well, we will be looking at the market activity by paying attention to a couple of key items which help us monitor the real estate market:
- Homes for sale
- Homes under contract
- Homes sold in last 30 days
In addition we will discuss the type of market, and if values appear to be appreciating, holding, or possibly depreciating. As home home owner/seller or even buyer these are all important to know.
If looking to buy –
South Phoenix offers several gated communities, several golf course communities, several newer subdivision homes, many older subdivision homes, homes with HOA, homes without HOA, homes that have irrigated land, homes with acreage, homes with horse priveledges, desert property homes and maybe some others I may have missed. Comments – South Mountain real estate has shifted! While sellers may not like to hear this, the market NO LONGER favors the seller. On a positive note for sellers, it does not really favor the buyer yet either, as we are in a balanced market. Sellers, you will still be able to sell your home, and even do so at a good price. Home owner should not expect: multiple offers, over asking price offers with waiving of appraisal, “as is” offers, as these are all likely things of the past.

Comments – Many have likely seen that the market is shifting, but this does not mean we are seeing another crash. I keep hearing that from so many people, and the numbers do not point toward that conclusion. We do continue to have a shortage of inventory, but demand continues normal/to high, which means we will likely continue to see appreciation in values.

Comments – Like I stated in the Laveen update, the seller market is continuing into 2022. With the continued low inventory and high demand, we are likely to see a continued upward trend in prices. I doubt though, that it will be as high as the double digit appreciation seen in 2021.

Comments – We continue to experience a seller market in the South Phoenix area. Inventory of homes remains low at .68 months, and demand continues to be robust and strong. This will continue to feed our seller market and we are likely to see continued home value appreciation into 2022. As mentioned in my Laveen update for today, I do hope we don’t see a 20% appreciation level like was seen in the year ending 2021!

Comments – The low inventory continues in the South Phoenix area. With low interest rates continuing, and the low inventory, and with demand remaining high, the end result is continued home appreciation. We are likely to see this trend continue into the new year.

Comments – The market continues to favor sellers, with the continued low level of inventory and high demand by buyers. We are beginning to see a slow down in appreciation, which is actually a good thing in my opinion. We can’t expect 18% plus returns on a yearly basis, it is not sustainable.

Comments – We continue to see appreciation of home values, and it is due to the high demand and low inventory. This does not seem to have a end in site, so expectation for now is continued appreciation of home values. I would argue though, the steep increase in value (23%) this past year, is not likely to repeat in the future. My expectation would be continued appreciation for the short term, but in the single digits.

Comments – Inventory continues low, and we actually saw just a little dip in the last 2 weeks. Homes in South Phoenix also continue to sell quickly with average being 21 days. Market continues to favor sellers, and buyers continue to have competition for the few homes available.

Comments – If you are a buyer, or seller, what can you take as knowledge from these numbers? Well first, homes are on average selling really fast, only 19 days on average. Second, inventory continues very low (supply of homes), and there are few choices for buyers. Demand continues, and when you add this all up, we see why home values continue to RISE!

Inventory is growing slowly and steadily, and many folks in the industry are saying the market is beginning to shift. We will see, time will tell.

Comments – Wow, the market has just really gone crazy. We have seen over a 20% increase in value just since start of the year. My hopes, is that it will slow down, as those high gains are not sustainable for any long term. We are seeing some signs, which if things continue as they are, we could be in a balanced market in 3-5 months. This in turn, would slow appreciation, and all the multiple offers.

We only have 60 now, WOW!!! Inventory is really low, and while interest rates are great, buyers are having a hard time right now securing a home. Even new build homes are resorting back to the lottery and wait list! This is both ideal time to buy (great interest) and also great time to sell ( home values are high, and low inventory).

Comments – Can this sellers market continue, and if so for how long? Frankly, I expected a stagnation of sorts back in late 2019, but it never materialized. Interest rates are keeping many buyers in the market at this time, but should they go up will it affect people’s ability to afford many of the homes. Hell, even rent prices have become ridiculously high. Point is, while the market is going strong now, now really sure there is much more steam left……….and regardless of the election outcome it is bound to slow down and stagnate.

Often, homes that are on the market sell quick and with multiple offers. This a great time to be a seller! As a buyer, interest rates remain crazy low, and makes it an AWESOME time to buy. Be ready to compete against other offers though, as the low inventory benefits the seller and is not helpful to the buyer.

Comments – Crazy times, right now. It continues to be a seller market, with a very low inventory of homes at this time. Homes are selling fast, and often time with multiple offers. If buying be ready to pay asking price, maybe a little more and not ask for any seller concessions. _ Just saying.
Sellers. You will get top dollar but, DAMM be reasonable. Represented a buyer offer this week and seller wanted offer asking (ok), but waiving inspection period and any repairs and asking the buyer to waive appraisal contingency. Basically, asking buyer to buy property as is and to come out of pocket for any deficiency in the appraisal value. In my mind, I just think too greedy!

Comments – So far in our Phoenix and South Phoenix area we have not felt the impact of changes in our country. We continue in a seller market, as the above numbers indicate. Inventory continues low, homes are still going under contract and homes obviously are selling (closings as well). We will need to continually monitor the situation as we have seen a jump in jobless claims, and the economy slowdown is likely to have an affect sooner or later.

Comments – Inventory continues low, and the stats still support it being a great time to sell. Covid 19 has hit our country, and the state at this time. Numbers still show real estate has not been impacted as of yet, will it? Time will tell. I do not think we will see a housing recession, such as was seen in 2008-2013. Again, I don’t think that will come about, these are different situations.

Comments – Not much change yet again, still a market with low inventory that favors the seller. Home values are slowly appreciating, but some out there think there is a change in the wind. Coronavirus, and global fears, stock market fears, are all fueling speculation that the housing market may slow to a grind. Yet, numbers above show no real change in sight.
On the national level, interest rates are low, un-employment is low, and GDP is a little lower than we’d like at 1.8%. The low GDP could indicated businesses fear of a slow down, and they may begin to tighten their belts. This could mean less spending on the business side (contracts, capital expansion, and maybe even reduction in work force). Time will tell, but we should keep on eye on the GDP number.

Comments – Overall values seem to be holding steady, and by this I mean slowly appreciating from past years. The rate of appreciation though, HAS SLOWN down a good bit. This past year is the first time single family homes in the area have not seen double digit appreciation since 2013.
We continue with super low inventory, basically about 48% less active listings than at this time last year. Fewer choices, equal fewer options and more competition for buyers to procure a home. Ideal situation for sellers, but tougher on buyers at this time. Especially at the lower price ranges.

It is also still a good time to buy, due to the continued low interest rates. The challenge for buyers is securing a home, especially if searching for prices below the average for any given area. Once you go over the average, one begins to have more choices.
